THE MONZA-BRIANZA AREA: ENTERPRISES AND EMPLOYEES
The Monza-Brianza area has nearly 63,900 active enterprises, the majority of which operate in the tertiary sector, particularly in services, where there are over 25,776 units (40.3% of the total) employing around 74,744 employees (31.4%). The manufacturing sector has over 9,022 enterprises (14.1%) with over 88,614 employees (37.6%). Companies as a whole increased by 0.2 % y-o-y across the whole area, whereas employees increased by 5%.
THE HIGHEST CONCENTRATION OF ENTERPRISES IN THE WESTERN AREA
The highest concentration stands in the Western area of the Province of Monza-Brianza, i.e. MB Ovest, which accounts for over 47.4% of production activities. Together with the Eastern area (MB Est), this area concentrates around 70% of enterprises (nearly 44,800).
The growth rate of enterprises is slightly positive and quite homogeneous among the sub-areas of the province (0.0/+ 0.3%), among whom the area MB Monza registered the greatest growth.
THE DEMOGRAPHIC BALANCE OF ENTERPRISES IS POSITIVE OVER THE LAST 3 YEARS
Despite the economic crisis period, registration flows of new businesses (4,500 units per year) exceeded the terminations, recording, on average, a balance of approximately 618 further registrations per year.

SALES AND PURCHASES OF OFFICES INCREASING IN THE EASTERN AREA
The number of office sales stood at 172 transactions in 2018, 45 of which in Monza. In particular, the Eastern area (MB Est) kept on having a sharply positive annual change, with sales (+82.4%), against a modest growth in MB Ovest area (+4.1%; 57 sales). Thus, the average stock turnover is increased, more than elsewhere, in the Eastern area (1%).
SALES OF WAREHOUSES AND FACTORIES CONCENTRATED IN THE WESTERN AND EASTERN AREA
The number of warehouses and factories sales stood at 229 transactions in the whole area in 2018, 112 of which in the Western area (MB Ovest) (nearly 49% out of total sales) and 77 in the Eastern area (MB Est: 34%). The stock turnover rate (IMI indicator) amounts to 2.2% average in the whole Monza-Brianza area.
The maximum price of the offices located inside Monza-Brianza Province is about 1.634 euros/sqm (+ 0.5 % y-o-y), while the average price is 1,438 euros/sqm (+ 0.4% y-o-y). The maximum price amounts to 1.914 euros/sqm in MB Monza, which shows a downward trend equal to – 0.4%. This decreasing trend is also reflected in MB Monza’s average price, which amounts to 1.574 euros/sqm. As far as the MB North, MB East and MB West areas are concerned, there had been an increase of both maximum prices (+ 0.8% / 0.9%) and medium prices (0.6 % / 0.8 %).
PRICES OF WAREHOUSES AND FACTORIES
During 2018 the average maximum price of warehouses and factories located in the Monza-Brianza area stood at 770 Euro/sqm (- 1.7% yearly). In the Monza area (MB Monza), the average maximum price is approximately 886 Euro/sqm (0.2% yearly).
Medium prices of warehouses and factories in the town of Monza (MB Monza) recorded a decrease of prices on a yearly basis (756 Euro/sqm; -1%). The average medium price for the whole Monza-Brianza area has decreased more significantly (- 1.9% yearly).
MONZA AREA HAS HIGHLY ACCESSIBILITY INDICATORS AND GOOD ACCESSIBILITY CONDITIONS FOR THE WESTERN AREA
The town of Monza (MB Monza) has a very good overall accessibility with very high figures compared to the rest of the territory, for all modes (road, rail and airports).
With reference to the other territorial areas: the MB Ovest area has medium-high accessibility values, the MB Est area has medium-low values and the MB Nord area has low values of the indicator of overall accessibility.
