THE MONZA-BRIANZA AREA: ENTERPRISES AND EMPLOYEES

The Monza-Brianza area has nearly 63,948 active enterprises, the majority of which operate in the tertiary sector, particularly in services, where there are over 26,513 units (41.5% of the total) employing around 76,200 employees (31.9%). The manufacturing sector has over 8,650 enterprises (13,5%) with over 88,470 employees (37,0%). Companies as a whole decreased by 0.3 % y-o-y across the whole area, whereas employees by 0.9%. 

THE HIGHEST CONCENTRATION OF ENTERPRISES IN THE WESTERN AREA

The highest concentration stands in the Western area of the Province of Monza-Brianza, i.e. MB Ovest, which accounts for over 47.3% of production activities. Together with the Eastern area (MB Est), this area concentrates around 70% of enterprises (nearly 44,900).
The growth rate of enterprises is overall stable in 2020, with a quite significant decline in the MB Nord area (-1.1%).

THE DEMOGRAPHIC BALANCE OF ENTERPRISES IS NEGATIVE OVER THE LAST 3 YEARS

In the last three years, registration flows of new businesses (nearly 3,800 units per year) are comparable to the terminations, recording a balance of approximately -20 registrations per year.

THE REAL ESTATE MARKET

SALES AND PURCHASES OF OFFICES INCREASING IN THE MONZA AREA

The number of office sales stood at 177 transactions in 2020, decreasing by 16.6% on annual change. The Monza area (MB Monza) had a sharply positive annual change (+38%; 60 sales), along with a single-digit growth both in the MB Nord area (+4.1 %; 10 sales) and in the MB Ovest area (+3.0%; 74 sales). A significant drop has been registered in MB Est area (-62,3%; 33 sales). The average stock turnover is higher in MB Monza (2.3%) than in the other areas (1.7% average).

SALES OF WAREHOUSES AND FACTORIES CONCENTRATED IN THE WESTERN AND EASTERN AREA

The number of warehouses and factories sales stood at 198 sales in the whole area in 2020, 93 of which in the Western area (MB Ovest) (nearly 47% out of total sales) and 66 in the Eastern area (MB Est: 33%). The stock turnover rate (IMI indicator) amounts to 1.8% average in the whole Monza-Brianza area.

OFFICES PRICES 

The maximum price of the offices located inside MB Province is about 1,642 euros/sqm (+0.1 % y-o-y), while the average price is stationary at 1,440 euros/sqm. The maximum price amounts to 1,910 euros/sqm in Monza area, which shows a downward trend equal to –0.1%. This decreasing trend is also reflected in Monza average price, which amounts to 1.566 euros/sqm (-0.3%). As far as the North, East and West areas are concerned, there had been a slightly increase of both maximum prices (+0.2%/0.4%) and medium prices (-0.1 %/0.2%).

PRICES OF WAREHOUSES AND FACTORIES

During 2020 the average maximum price of warehouses and factories located in the Monza-Brianza area stood at 746 Euro/sqm (-1.4% yearly). In the Monza area (MB Monza), the average maximum price is approximately 864 Euro/sqm (-1.9% yearly).
Medium prices of warehouses and factories in the town of Monza (MB Monza) recorded a decrease of prices on a yearly basis (732 Euro/sqm; -2.0%). The average medium price for the whole Monza-Brianza (655 Euro/sqm) area has decreased more significantly (-1.9% yearly).

INFRASTRUCTURE ACCESSIBILITY

MONZA AREA HAS HIGHLY ACCESSIBILITY INDICATORS AND GOOD ACCESSIBILITY CONDITIONS FOR THE WESTERN AREA

The town of Monza (MB Monza) has a very good overall accessibility with very high figures compared to the rest of the territory, for all modes (road, rail and airports).

With reference to the other territorial areas: the MB Ovest area has medium-high accessibility values, the MB Est area has medium-low values and the MB Nord area has low values of the indicator of overall accessibility.
